Housing in Cyprus Checked: Changed:

In short

Who it applies to
Anyone moving into a flat or house in Cyprus and putting the electricity in their own name — tenants and owners.
What it costs
A transfer costs €15 plus VAT. The deposit depends on who you are: a home owner pays €75, a tenant with a Cypriot or EU passport €200, a tenant from outside the EU €350, and someone on the special tariff 08 €50. A kilowatt-hour on the standard tariff 01 is 17.89 cents for energy and 3.93 cents for the network; on top come the fuel adjustment (8.02 cents in the October 2026 bills; it changes every month), a 0.5 cent levy for the renewable energy fund and VAT. Every bill also carries €8.00 for supply and €0.94 for meter data. VAT on household electricity is 5% for readings up to 31 March 2027.
How long it takes
A bill comes every 2 months, and you get no less than 20 days to pay it. If you do not pay, EAC sends an extra bill with 4% annual interest and gives another 20 days. If that is unpaid too, EAC may order the meter to be switched off and must tell you; 10 days after that it may end the contract. While you dispute the debt and hold an interim order from a court or authority, you cannot be cut off.
Where to apply
You transfer the electricity at EAC — Αρχή Ηλεκτρισμού Κύπρου (ΑΗΚ): online through the EAC Portal, by e-mail to a customer service centre or in person. A complaint goes to EAC first; if the answer does not satisfy you, the next step is the energy regulator ΡΑΕΚ (CERA).
If your case differs
Meters are read on site. If the reader could not get to the meter, they leave a card: you have 2 days to send the reading yourself, otherwise the bill is based on an estimate. You can send it on the EAC website, in the app, by phone on 80006000 or as a photo via Viber and WhatsApp. Old meters are replaced with smart ones free of charge.

Your case

You own the home — nationality does not matter

You need proof of ownership: a title deed for at least half of the property or a contract of sale, plus a passport or ID card. The €75 deposit is not paid up front — it is added to your first bill.

You rent the home and hold a Cypriot or other EU passport

You need a valid rental agreement and a passport or ID card. The €200 deposit is paid when you sign the agreement with EAC. If the electricity was in the owner's name, any amount the owner owes must be settled before the transfer — ask the owner to show the last paid bill.

You rent the home and are a citizen of a country outside the EU

The documents are the same: a valid rental agreement and a passport or Alien Registration Certificate (ARC). The deposit is higher — €350, paid when you sign the agreement with EAC. It is returned when you close the account, minus anything you owe, without interest.

You qualify for the special tariff 08

Tariff 08 is for Cypriot, EU and EEA citizens and those with equal rights who live in Cyprus lawfully and who, themselves or someone permanently living with them, fall into one of the categories: recipients of public assistance or the guaranteed minimum income, large families on child benefit, low-income pensioners, recipients of disability allowances and others. You apply to your supplier; at EAC through the portal or at a customer centre, and the data is checked against government records. The deposit is €50. The tariff covers one home only.

Whether you can buy electricity from someone other than EAC

By law you may switch supplier, and several dozen companies hold supply licences. Which of them sell to flats and houses, and at what price, the regulator does not publish in one place. Ask the company directly and compare its all-in price per kilowatt-hour with the EAC tariff.

A bill based on an estimate

If a bill is based on an estimate rather than a reading, you can dispute it by phone or online: tell EAC what the meter shows and ask for it to be recalculated.
