Cyprus real estate agents cite geopolitical tensions and rising construction costs as market challenges
The Cyprus Real Estate Agents Association told the Cyprus Property Show 2026 that geopolitical tensions, economic uncertainty and higher building costs are weighing on the island's property market.
The Cyprus Real Estate Agents Association (Skek) outlined the pressures facing the island's property market at the Cyprus Property Show 2026, as reported by Cyprus Mail. Speaking on behalf of the association, which is affiliated with the Cyprus Chamber of Commerce and Industry (Keve), vice-president Vasilis Artemiou took part in a discussion on developments, challenges and prospects for the sector.
Artemiou said the market had operated in a particularly complex and constantly changing environment in recent years. Geopolitical tensions in the wider region, international uncertainty, increased construction costs and shifts in the economic environment had created — and continued to create — significant challenges for the sector.
He also stressed that the role of professional real estate agents goes beyond simply bringing buyers and sellers together. "The professional real estate agent is the person called upon to guide citizens through one of the most important financial decisions of their lives," he said.
Through its participation in the Cyprus Property Show 2026, Skek underlined the importance of professional guidance, responsible information and reliable services for consumers — which it described as particularly important at a time when the property market is being shaped by major economic and international developments.
What it means for residents
For anyone buying, selling or renting on the island, the message from the agents' association is that uncertainty is now a permanent feature of the market rather than a passing phase. That has practical consequences for household budgets and timelines.
- Budget for higher build costs. Rising construction costs feed into the price of new homes, so buyers of off-plan or newly built property should expect firmer prices and less room to negotiate.
- Choose representation carefully. The association argues that professional guidance matters in complex conditions — if you are selling or buying, check who is acting for you and what they are responsible for.
- Watch external factors. Regional tensions and international economic shifts can affect demand and lending conditions, so factor in how quickly you need to complete a transaction.
