Limassol housing market out of reach for average earners, study finds
Just 1.8% of two- and three-bedroom flats for sale in Limassol fall within the budget of a typical household, while Nicosia offers the widest choice, according to Ask Wire.
Only a tiny share of flats on sale in Limassol can be bought by a household earning typical salaries, according to research by the real estate analytics firm Ask Wire. The company compared asking prices on Bazaraki in early October with the buying power of a modelled family of four with two earners.
That household, with a combined net income of €3,988 a month, could carry a loan instalment of about €997 and afford a home costing up to €255,995. Nicosia had the largest proportion of two- and three-bedroom apartments within that figure at 59.6 per cent, followed by Famagusta at 58.6 per cent, while Limassol came last at 1.8 per cent and Paphos reached 9.6 per cent.
Detached houses were harder to find in every district, with only 0.3 per cent of three-bedroom houses in Limassol and 0.9 per cent in Paphos inside the budget. Ask Wire noted that the 25 per cent repayment assumption was its own benchmark, not a central bank rule or a promise of loan approval.
"The problem in Limassol is not a lack of supply, but the rapidly widening gap between property prices and the purchasing power of salaried workers," said Ask Wire chief executive Pavlos Loizou.
What it means for residents
For anyone hoping to buy a first home, the figures underline how much the district you choose matters: the same salary stretches very differently in Nicosia or Famagusta than in Limassol. Renters saving for a deposit should also factor in the upfront cash, which the study puts at around €51,000 for the modelled purchase.
- Widen your search area. Districts outside Limassol still have flats within a median-income budget, so compare listings across districts before settling on a location.
- Budget for the deposit. A 20 per cent down payment plus purchase costs is needed before any mortgage is considered, so plan savings early.
- Check with your bank. The repayment cap used in the study is a modelling assumption; actual loan terms and approval depend on the lender.
