Cyprus construction material prices edge up again in August
Cystat data show construction material prices rose 3.39% year on year in August, with electrical fixtures and plastics posting the steepest annual increases.
Construction material prices in Cyprus continued to climb in August, as electrical fixtures, plastics and aluminium products recorded some of the sharpest annual increases, according to figures released by the statistical service (Cystat).
The price index of construction materials reached 123.09 units, with 2021 as the base year set at 100. This marked a marginal 0.07 per cent monthly increase and a 3.39 per cent rise compared with August 2025. Across the first eight months of the year, prices were 2.06 per cent higher than during the same period last year.
Metals and plastics lead annual gains
Metallic products and the combined group of wood, insulation materials, chemicals and plastics recorded the largest annual increases among the five main categories, both rising by 4.6 per cent.
The metallic products index stood at 111.60 units, despite falling 0.19 per cent from July. Products made from aluminium and other metals reached 124.26 units, down 0.14 per cent month on month but still 5.99 per cent higher year on year. Iron and steel products slipped 0.22 per cent from July to 106.01 units, yet remained 3.90 per cent above their level a year earlier.
Within the wood, insulation, chemicals and plastics group, which reached 125.81 units, plastic products posted the strongest annual increase, climbing 6.58 per cent to 132.48 units. Wood products stood at 127.79 units, up 5.11 per cent year on year. Chemical product prices rose 0.22 per cent during the month to 116.25 units, while insulation material prices were unchanged from July at 118.68 units.
Electrical fixtures, cement push higher
Electromechanical products rose 3.58 per cent year on year to 119.29 units. Electrical fixtures recorded the steepest annual rise among all listed subcategories, reaching 141.91 units after increasing 7.30 per cent year on year. Heating and cooling equipment remained unchanged from July at 94.08 units and was 1.67 per cent cheaper than in August 2025.
The minerals category reached 139.08 units, up 2.67 per cent year on year. Cement prices climbed to 144.31 units, the highest index level among the listed subcategories, after rising 4.79 per cent annually. Mineral products recorded the smallest annual increase among the main categories, reaching 127.93 units, up 1.35 per cent year on year.
What it means for residents
For anyone building, renovating or buying a home in Cyprus, these figures point to continued pressure on project budgets rather than a sudden jump. The increases are modest month on month but add up over a build, and they tend to feed into contractors' quotes with a lag.
- Watch your quote. If you have a fixed-price offer from months ago, ask how long it holds — material costs have drifted up since then.
- Electrical and plumbing work costs more. Electrical fixtures show the steepest annual rise, so rewiring or fitting out a property will be the priciest part of a renovation.
- Budget a buffer. With cement and metals still climbing, setting aside a contingency for a build or repair is more sensible than counting on prices to fall.
